Moving house monday expecting hassle from sellers not rushing

Sellers have been a nightmare from Day 1.
From disappearing for a month, to agreeing to this monday, promising me it was good then changing their mind. Reason being they hadn't even bothered to check with the seller of the house they were buying. Because contracts hadnt been exchanged stupidly I took their word for it and booked removals.
In the end, we've had to threaten pull out unless that date goes ahead.
Good news is contracts are exchanged now.
They've now asked us to be patient on moving day. Hmmm. In other words, they haven't been bothered to arrange anything. Big sob story about us making them homeless for a few days.
I told the solicitor "nope they've used up all the good will with the amount of hassle they caused".
I can just see it though - turn up on the day and they're still packing.
What can we do about it if that happens? I think my dear wife will end up dragging them out of the house....

You may have have exchanged contracts but what about the completion date? Is completion due to take place on Monday?0

Advise your solicitor that the sellers have said they may not be ready to move out in a timely manner. Your solicitor could then message their solicitors to suggest they remind their client that they need to move out promptly.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. I would assume you're buying with vacant possession. That means the sellers have to be out of the house along all their stuff when the completion takes place.
If you arrive at the property after completion and being given the keys and they're still there, they're breaking the contract and you get your solicitor to deal with it, it's their job after all.

In addition to the good suggestions above you could always go shopping for some new bits and pieces for the house and try out the new local pub for a relaxing lunch and drink.In similar circumstances back in 1989 we discovered on the day of our move that our removals firm was double booked with the previous owners of our new house. They managed both but took much longer than either we or the seller anticipated. We therefore went shopping for new white goods that were installed later that afternoon whilst the removals people were still doing their job. I remember the great service from Euronics more than the hassle on the day and am still using the same firm 35 years later.
Much better than getting stressed about a situation that you have little control over.5 -
I can only suggest you are prepared. You could book a hotel room that takes late cancellations, you would be able to have an idea by 2.00 pm as to whether you would get into your new property. Have a flask or two filled and food.4

my ex bought a flat once and when he opened the door after completion, there was a guy in there who asked him what he was doing in his flat! lol
my ex said that he is now the new owner so the guy should leave. the guy said that he was never told the flat sale had completed on that day. turns out his sister was letting him stay there but she didn't tell him that the flat had been sold on that day or he pretended he didn't know.
luckily my ex bought it as an investment property so he didn't need to move in straightaway. he gave the guy a week to move out and after a week the guy was gone. he didn't pursue the previous owner as when he contacted the estate agent, the estate agent said the owner had mental health issues so it wasn't worth pursuing her.
but things like this can happen and it would have been a disaster if my ex had actually needed to move in with the van outside full of stuff!0 -
I would tell the estate agents to remind the vendors they need to be out by completion, otherwise you'll be pursuing them for any extra costs your removals people will charge you.Make £2025 in 2025
