Picture home loans

Hi all

i I am trying to remortgage my home due to being unable to afford current payments but cannot proceed due to picture home loans not send discharge paperwork to land registry on completion of loan - this was paid off in 2007 and picture home loans no longer exist as far as I know so any help in getting this removed from my title deeds would certainly prevent me from losing my home and getting my mortgage passed as this is the only stumbling block

    Unfortunately my picture loan was paid off in 2007 which was before picture loans went out of business and other firms took over the live loans - I have contacted IDEM, paragon and all the rest but because they have no record of my loan they can’t help

    Is there anything or anyone I can contact to try and remove this as I have proof it’s paid but nobody to sign discharge paperwork

    In such cases you may need to consider going to court to get a court to dismiss the legal charge - I assume it is a registered legal charge as you are referring to it as a mortgage
    But I believe your property is in Scotland so try Registers of Scotland for any guidance on their part

    Your solicitor should be helping as they'll have come across similar scenarios before.

    What's the exact name of the company holding the security?

    Picture home loans - they went out of business 2009 and other firms took on the loan book but as mine was paid off in 2007 there is no record of me being a customer- I have had 2 solicitors (1 who was a conveyancing solicitor for my remortgage) and another who couldn’t be arsed to be honest to put in the effort to help me. The discharge paperwork was drawn up ready but there is nobody to sign it - I have tried everything
