Land Registry being expedited

We’re in the process of buying a property and have had an offer accepted since the beginning of September. Our sellers are also purchasing a property and had an offer accepted at the beginning of September so there’s two of us in a chain. We’ve been ready to exchange and complete since December but in January we found out that the property our sellers are purchasing isn’t registered with land registry. After a lot of delay’s with the solicitors we’ve found out today that the top of the chain solicitors are going to register the property with land registry and will request to expedite the registration. 

Our mortgage offer expires in March and has already been extended by 14 days but the lender has said they won’t extend it any further. 

Has anyone had a similar situation? How long does the expedition process normally take and what’s the chances of it being expedited? 

We’ve started to view other houses but just want to get an idea of if we need to take this more seriously and try to find something else

    Expediting can be really quick as long as the application is all in order from the start - the very helpful @Land_Registry contact will be best to give you an idea of timescales on this.

    As the very kind EssexHebridean posts expedition can help complete the registration process quickly but everything has to be in order.
    Expedition gets the application to the processing start line. Generally within 10 days (usually much quicker in most cases). If the top of the chain is a first registration, your post suggests it is, then the main issues are whether they have applied with or without the original deeds/documents
    How long the actual process (race) takes will vary. All deeds present then it can be quick and could be processed same day as the caseworker starts processing it
    However if the deeds have been lost then the race will be longer as a site visit/survey is required and wider checks and more are needed
    It's unlikely that you are going to have any specifics from the top of the chain to help manage how 'good' their application is but as with all races the better the application (runner) the quicker the finish line is reached
