First time buyer here so help is much appreciated.

My partner and I received our level 2 survey back and it had three red flags on it:

1.  Have the electrics checked by a specialist prior to exchange of contracts.  

2. Have the gas checked by a specialist prior to exchange of contracts. 

3. Low level damp detected in the main walls and further specialist investigation is required before the exchange of contracts. Any sub-floor timbers touching these walls should be checked. 

The wording of the survey makes us think these are requirements rather than suggestions. We want to check if they are 100% necessary before we start spending even more money.

    It's all just advice, nobody is going to make you do anything (though if you are buying with a mortgage then your lender may have requirements deriving from their valuation).

    1 and 2 are merely suggestions and many/most would ignore them unless you had specific concerns about the gas or electrics. All the surveyor is flagging is that they aren't a specialist so aren't qualified to give a clean bill of health.

    I would probably get somebody in to investigate the damp though.

    You need to be careful about a damp survey. A lot of firms will try and sell you a chemical injection DPC, without even doing the proper checks for rising damp.

    None of these are requiriements , it is advice to you as commissioner of the survey.  Recommendations for Electrical and gas checks are routinely added by all surveyors even in nearly new properties.
