Personally, by now, given that you have their names and addresses, I would have:
Checked the land register
If they own the house, I would have issued an LBA and started proceedings.
They may defend the proceedings, if only to argue about quantum. For example , you seem to have replaced everything, rather than cleaned it, and that makes a vast difference to the cost. The judge may side with the miscreants on this.Bear in mind that the hearing will take place at a court near them, so you will have a six hour drive to court. I agree other than the bit in bold. @catow22 - I would pay £7 to see if they own the property, then if they do, send them a letter before action, giving them 14 days to pay the £900 damages before you take the matter to court, which will also incur additional costs.
