Land charge on disabled facilities grant

Hi,

I wonder if anyone can help me please. A couple of years ago our council built a bedroom downstairs for our little boy using a dfg. He's recently been diagnosed with epilepsy so his OT has now said he needs a wetroom built so another DFG. Does anyone know does this result in another land chand charge? Do I have to tell Halifax about these land charges, I asked permission from them before agreeing to the works but never mentioned the land charge? Will these charges effect me getting a new fixed rate with Halifax in future? Thank you in advance!

I would expect that any charge on the house should have been notified to the mortgage provider. I wonder if this question better be asked on the mortgage board along with the information about the circumstances in which the grant would need to be repaid

  • I will try that thank you. Weird thing is the land charge isn't showing on the land registry so perhaps it's only if we move!

I think it’s only if you move within a certain time.

I am just about to have my second set of DFG works on my home.

My understanding is a second land charge will be made. In  my area the charge money is only owed if i sell my home within a set period of time.  It also reduces a little as time goes on.  I think its 10 years here but wouldnt bet on it.
So one of mine should run out soon and the new one take over
  • Thanks everyone for your replies. Very helpful!
