Cohabiting break up Scotland and entitlement

Looking for some advice to see whether I need to take a more legal route.
So me and my now ex bought our house 5 years ago for £145,000. I used money from my mum passing away, £12,000, as a deposit and she didn't contribute any deposit. No legal agreement in place regarding the deposit.
During the 5 years of ownership, I have paid all bills associated with the property including the full mortgage. During this time I took out a personal loan, sole debt, to do an extension to create a 3rd bedroom we needed due to kids ages, this significantly increased the house value. Last year she won £65,000 which she has £14,000 left. Equity in the house stands at about £60,000.
She has had advice that the loan i took out to increase the property value is my problem and my debt and she legally doesn't have to part with any equity to cover the £7000 outstanding loan. She has also been told that the remainder of her winnings, which was a competition win applied for by premium text rate on her phone which I pay for, I am also not entitled to.
So is it right that I have lost my £12,000 deposit, am stuck with £7000 outstanding personal loan and only due half the equity whilst she gains from the deposit I put in, gains from not paying a single bill for 5 years and gains by keeping the remainder of the winnings.
We are in Scotland, been together for 18 years, we have 2 kids, one is 17 and other is 10 but During the time since we bought the house, I worked from home so I dealt with the kids. Tha is in advance for any help.
