Want to sell property in a year or 2, is it worth putting a new kitchen in?

    The cost of a new kitchen is going to cost around milano style kitchen 10-12k minimum all in. I've shopped around and think these look the best....modern but luxury too.

    House Value is around 275k in my opinion and according to valuer too on remortgage valuation this week. 
    Bought for 160k in 2017.

    The problem is I am just auto put off on rightmove due to poor kitchen/bathroom. But I suppose I am a buyer who hates putting work into a property

    I don’t think it’s worth installing a new kitchen, it would put some people off knowing they’re paying more for something that they wouldn’t have chosen themselves. And you might not get back what it cost you. You’ll never know for sure, because you can’t really tell what would have happened if you’d chosen the other path.

    The thing that would put me off is the disruption while the kitchen was fitted! People will pay a premium for brand new houses just to avoid ever having to make tradespeople a cup of tea! Along with the other hassle and disruption involved. Stress should be priced in.

  • I think some of the considerations are around the rest of the house and how bad your kitchen actually looks. If the rest of the house looks like a show home and your kitchen is cheap looking but not dated, I would suggest that requires changing so the house matches. An old but still good quality kitchen in a high end house I might suggest you could leave as the next owner can make their own choice. If the whole house is a bit dated, then the old kitchen won't be a problem. Where is the country are you? £275k in the South East is very different to £275k in the North East. 

    Is there a chance of you staying in the property? Do you really hate the kitchen? If either of these is a yes, I would change it asap and enjoy the new kitchen.

    Massive changes to interest rates since 2017, I don`t think it is worth taking the chance of spending money then not getting the price you value it at.

    Can you paint around the kitchen?
    The rest of the house is key as well. We looked at a house where everything needed doing and the kitchen cupboards didn't shut properly as were over full.
    If the kitchen is too far gone that a good deep clean won't suffice and you have to replace it, I'd focus on the carcasses and make sure they're in good nick. If they are but it's the doors and trim then I wouldn't worry as much.

  • To back up a couple of posts above, from a valuation point of view, you'll not get your money back on the kitchen. You might be able to add 50% of the value of the kitchen.
    BUT, done correctly, it will make the house more attractive.

    I mean, in a perfect world, it could create a bidding war, but I doubt it would be the kitchen alone.

    As an aside, we had a really old 1970s bathroom. We got the cheapest modern set from Victorian Bathroom, replacement modern lino and a complete refurb which was around £1200 all in including fitting.

    Our EA said that it had definitely added value (although we didn't tell them how little it cost). And a number of viewers commented on how nice it was.

    1. make sure everything works in the kitchen, oven, hob, extractor etc.  People don't want to have replace/repair items as soon as they move in 
    2. make sure it's spotlessly clean, if necessary get professional cleaners in.  I've seen many kitchens with cooking grease all over the hob/extractor and filthy ovens
    3. price accordingly.  You've already estimated what it will cost to replace.

    And as has been said above, never replace a functional clean kitchen, or bathroom for that matter, to try to sell as there's a very good chance your taste will not match that of a buyer.

    How about a half-way position?

    Plenty of firms offering new door/drawer frontages and worktop replacements. A new freshen-up of paint around this and you'd give the place a good look for less than half the price of a complete re-fit.

    In your position, I'd do this in a neutral 'look', so as not to put people with fixed style ideas off, and a few months ahead of putting it on the market. Maybe this has been suggested before on the thread. If so, apologies.

    Low cost efforts like declutterung, cleaning carpets and painting walls and ceilings can elevate a tired property to one that is more attractive. Things like lino can indeed sort out a floor for not much as well.

    I turned down a couple of properties that had new kitchens because I didn't like them and would have to replace everything. New gloss cabinets can't be changed or painted over.
    But those with good wood cabinets could be painted.

    Being clean and neat in a property so you can move in, things being in reasonable condition so you can take your time to replace is better.
    But it's location that will sell a house and that the house itself has no major problems.
