Hi all,
just want to double-check this sounds ok to you, presume it's reasonable but I'm trying to find the official cost on the land registry website, I can only find reference to it on forums stating it's £135, is that correct?
recently had an email from the solicitor conveyancer requesting payment for land registry fees of £154.
"there is a balance outstanding in the sum of £154.20 relating to your purchase of the above property. This sum relates to a Land Registry Fee which was payable upon registration of the property into your name, but which disbursement was not included on the Completion Statement sent to you."
this was unexpected as completion was over 14 months ago, when I'd paid the final completion statement.
Just had a look through the completion statement there doesn't appear to be any mention of land registry. The completion statement seemed to imply that I'd overpaid. "Balance Due To You £4.80"

If it wasn't mentioned then it was an oversight. The solicitor will collect the monies owed one way or another. They are not going to fund third party disbursements out of their own pockets.0

How much did you buy for?0

in price bracket "For properties valued between £200,001 and £500,000"0
-
For a simple transfer of the whole of a registered title, submitted electronically, for a purchase price between £200,001 to £500,000, the fee is £150. For other transfers check the gov.com site for a list of fees.
If you don't pay the fee, the solicitor might not submit the application to transfer the property into your name so it would make sense to pay it, rather than try to argue the fact that they are late in requesting it and had made a mistake in the original completion statement.0 -
They have up to 6 years to attempt to collect so they are well within the time limits0
-
On the flip side, a year after I completed the conveyancer emailed to say I had overpaid by £165 and transferred the money to me.0
