Barclays mortgage timeline 2025


Hi everyone,
I’m currently selling my property, and my buyer is causing significant delays in getting their mortgage offer. I want to know what my options are and if anyone has experienced something similar.
Timeline of Events:
7th October 2024: Buyer submitted mortgage application with Barclays.
27th October 2024: Barclays valuation came back lower than the agreed price.
31st October 2024: Buyer was informed of the valuation.
Mid-November: Buyer increased their deposit to adjust the Loan-to-Value (LTV) and keep the mortgage product the same. Barclays acknowledged this on 18th November 2024.
21st November 2024: Barclays needed to amend the valuation report due to an address mistake, causing further delays.
3rd December 2024: Barclays then requested boundary documentation from the buyer’s solicitor.
12th December 2024: Buyer was delayed in providing this due to personal reasons.
19th January 2025: Buyer’s solicitor finally obtained the boundary documentation and submitted it to Barclays on 20th January 2025.
Week of 5th February 2025: Further enquiries were raised regarding a management fee, which have now been resolved.
14th February 2025 (today): Still no mortgage offer issued. I’ve also sent my estate agent properties that have sold to show value hoping they will pass them onto the buyer.
Where I Am Now
The buyer isn’t responding much, and my estate agent is not helpful.
My solicitor says the buyer’s solicitor hasn’t even contacted Barclays yet, which makes no sense to me.
I’ve tried escalating this with multiple emails, calls, and even involving my home protection insurance provider, but the buyer still hasn’t moved things forward.
My Questions:
1. Is it normal for a mortgage offer to take this long after all these issues?
2. Does a solicitor need to complete their checks before a lender issues an offer, or is this just an excuse?
3. What can I do to force progress if the buyer refuses to engage?
4. Has anyone been in a similar situation, and how did you resolve it?
I’m at my wits end with this, any advice would be really appreciated!

It can take time, our one also with Barclays took about 4 months and the case was simpler, busy lives, a lot of back and forward - we also weren't in a rush as our rental agreement had few months left.. all in all worked fine, but there seller also started chasing at the end (especially when the previous buyer withdrew near the end because of their financial reasons).
What's most important is that it's progressing. Good luck, the end is near 👍1 -
