Do you need EPC certificate to remortgage your home

Currently trying to remortgage but the mortgage lender Precise in the offer is insisting on EPC certificate and we’ve never had one in twenty years we have been living in the propert We are not selling or renting out, it’s our main home. To top it all they are also asking for guarantees for roof covering and double glazing we had done few years ago. No idea what to do with this one and this is after we have paid them for the valuation

It is not a legal requirement afaik, but you want to borrow their money so they can ask for what they want.
EPC is relatively cheap and easy to get. The guarantees if you don’t have them you will just have to tell them that and hope for the best.3 -
