Edit : just had a brief look and I think it will fall under PD ok ie. at 2m width max x 4m length it won’t exceed anything. House doesn’t have any other extensions.0 -

Have other houses in the 'hood had such extensions built?That others have done it in the past (or done it without permission) doesn't mean you'll be allowed to now. Planning rules can change.For now you need to decide whether you'd buy the property if you weren't allowed to extend it - if being restricted on size would be a dealbreaker then you need to carefully weigh up the risk of not being able to go ahead with the extension. There are three elements (plus the cost and disturbance) involved in that - 1) Do you own the land? 2) Do covenants restrict extensions and modifications? and 3) Do you need/can you get planning consent?
