    Very similar thing happened to us with our previous LL......wanted us out but being finicky over a few days rent. 
    This is the kind of LL that gives all other LL's a bad name.

    Is this a wind up, or are some LL really this bad?
    Some LL are this bad - or worse..  Not repairing, violent eviction, dangerous gas & leccy, letting themselves in 24/7 etc etc etc 

    Refusing references or reference that is lying... etc etc etc etc..

    Then there's the agents....

    Every law and regulation about landlord behaviour came into effect because some landlords wouldn't do it otherwise.

    So some landlords would be even worse if allowed.

    Some are worse, even when not allowed.  Just like some people break speed limits even when not allowed

    if they leave on the last day of the fixed term they are under no obligation to serve you a notice. They would only need to serve the relevant notice should they go over the fixed term by one hence triggering the periodic tenancy clause. In this instance they plan to leave 21 days before the fixed term ends as is their right and you get your house back earlier than you anticipated. Looks like a win win
