    I think too you need a Deed of Trust showing the respective shares to be owned by you and remaining sister.

    deed of trust wont apply in this case, (i might be wrong) as i am the one who is buying my other sister out of her share, i will own 66% and my other sister will own 33%

    I think you're wrong ...

    The Land Registry will show that the house is owned by NG and NGSister, once this has gone through. It will NOT show that 2/3 is NG's, and 1/3 is NGSister's.

    Even if you're both on excellent terms, you need the split recorded formally rather than verbally.
