Conveyancing question

Options
So we have decided on a conveyancing solicitor and want to instruct them.

Our situation is straight forward for the sale, our house is on the market we already have a few viewings booked but the houses we are looking to buy come up now and then and we are expecting to rent. It could possibly be months or many months before we go through the 'Purchase' side of things. Obviously (and hopefully that right house may come up sooner rather than later)

How do we instruct our solicitors on this basis, do we just instruct them on the 'Sale' or do we instruct on both and they will keep a file open for the 'Purchase' for however long on it takes till we find somewhere to buy? 

There is so much money involved I don't want to misunderstand or get anything wrong. If we just instruct them, is it right nothing should happen in regards to costs until we have accepted an offer and until we have had an offer accepted on the house we are buying?

    Just tell them what you've told us, you don't need to translate it into any sort of magic words, they understand what you're doing.

    But very little is going to happen legal-wise until there's at least an accepted offer somewhere.

    ask them for quotes for sale and purchase.  then instruct them on sale when you have found a buyer and instruct them on purchase when you have made an offer on a property that has been accepted.
