    Scotland property sales move a lot quicker so offers subject to sale are pretty commonplace. Some sellers would prefer a chain free offer but it's not a given.
    It'll be much easier when the inheritance money is in the bank though, because there's only 1 unknown to deal with.

    In Scotland, you're probably looking at offering 5-10%. Ask the estate agent but they'll only be able to tell you something vague like they think an offer is likely to be accepted. They won't be able to tell you any other offer figures or exactly what figure the seller is looking for (usually).

    Yes we thought about that but even then doesn’t guarantee that house they come up maybe once or twice a year. So it was high risk would maybe have to buy somewhere else. My own street is rarely available too. So yes we tried last year we did have luck one house fixed price would have taken an offer had we agreed. Anything on market longer the chances are better. Sadly the ones moving fast make it more difficult and costly. Given my past experience I don’t really feel confident sadly?

    Bit of a random question but if I put an offer in on a house do I pay I view it at the weekend and I don’t know how you can do it if they are shut or if you just pay the fee if they accept the offer?

    Think your question has got a bit garbled - are you asking about your solicitor's fee for submitting the offer? You'd need to ask them, but usually you don't get charged for an offer which is simply rejected.

    So I asked the agent if they could value my house and got ignored not really a good sign. I fear im wasting my time even viewing if the communication isn’t there?

    So I went to the maximum I can offer £25 grand over home report and sadly heard nothing back. 4th time trying that street so sadly I don’t think I will be trying again. I am surprised that high offer won’t be heard as I doubt it will sell for anything close to that. I even checked if they wanted a first time buyer before viewing and they wanted the best offer.
