What month can I sell with tenents?

I rented my house out for a year there is 6 months left of 12 mth contract. When is an appropriate time to give tenants notice that I wish to sell? Knowing the garden is a big selling point.

    Right now. The longer you give them time to find somewhere else then the better chance you have of them doing that and not staying on and refusing to leave. You should also offer to 'let them off' the remaining time of the AST if they find somewhere before the 6 months is up. When you want to sell you have to oblige the tenants in any way you can if you want to ensure they leave

    Would your tenants be interested in buying?  Are you wanting to sell with vacant possession or selling as a tenanted property?  Best option is to talk to your tenants. As selling with tenants still there will be difficult as the tenants don’t have to leave even ant the end of the ast.  As a buyer I wouldn’t want to commit financially until the house was empty knowing how long it can take to get tenants out.

    Can sell anytime - eg today with tenants.  Selling with tenant (note spelling) entirely legal.

    S21 notice, even if valid (many many or invalid) does not end tenancy nor compel tenant to leave.  Only court can force end of tenancy.  Which tenant may always appeal against

    Be open and honest with your tenants if you want to sell without them staying with the new ownesee how that goes and it may even need a little enticement.
