I viewed a house today at close sight I seen marks on wall any ideas what they are?

    Other photos from agent don’t pick it up so is it my phone or could there be an issue?

    What's on the other side of that wall?
    If external, what construction is that wall - how old is the building?
    If these marks 'exist', then there's a chance it's penetrating moisture.

    Other side is another house it’s a semi detached one. It’s built around 8 years ago. I’m always on look out for damp fire damage flooding ect we do get a home report in Scotland. I took photo on iPhone 16 so really should be a good enough photo rather than a camera trick

    Well, I would have considered the possibility of penetrating damp, but that's extremely unlikely on a party wall - unless it's caused by a fault in the roof, or a water leak in the other house, or even one from a room above.
    Of course, it might not be 'damp' at all, in any form. Could be dirt, or the aftermath of marks caused in the paint by an explosive incident - like, er, a coke bottle being opened, or a pizza being hurled (and you can take that either way), plasterboard adhesive dabs (unlikely), but I do have to say it 'looks' mostly like mouldy patches which would likely be due to condensation.
    Although extremely unlikely to form on a party wall like this, especially one in a modern build, you presumably don't know about the vendor's living conditions, and that room may have been kept completely unheated, totally unventilated, and make even have had drying clothes in it. Even that doesn't really fit, tho', as other parts of the room - just above skirtings, and in the ceiling corners - would likely be worse.
    Bottom line - no idea.
    I would hope - if there is an actual issue, and if it is caused by water ingress - the cause (eg a faulty roof) would be covered by the building warranty.
    An internal cause - eg condensation - should be fully sorted by proper living habits.
    But I don't know what it is, or even if damp in any form is the cause. Should you take it further, your surveyor should be able to assist.
    Can you confirm - these marks were quite visible in real life, and not just something that you subsequently noticed in your picture? And it ain't dappled light from an outside tree?!

    Seems to be some touch up of paint on the white bits maybe that’s a clue?

    I requested the home report last night after I put offer in and there’s been no reply so I’m a little worried maybe it would flag an issue up? Why not email over first thing? This property is on at 8 grand than the one across the road too ?

    Relax.
    It's an 8-year old house. Almost certainly there's now't to worry about. And if there is, you'll be told.
    (I presume there's £8k's worth of reasons why it's more costly?)
  • Personally I woudn't put an offer in before seeing the home report as, apart from the potential to highlight any issues, the value on the HR is what the mortgage lender uses.  (May not be an issue for you, I suppose)

    Have you looked on this site to see if the home report is avilable there? Not all are unfortunately.

    Could it be wall paper that has been painted over or stripped and the inks leaching through, just a guess really without looking. stain blocking the wall should sort it
