Would you sacrifice a third bedroom for a better bathroom arrangement?

For what it is worth though I wouldn't get rid of the en-suite until you have lived with it for a while. We didn't think we wanted one until we bought our current house which has one. Wouldn't be without one now!
Just saying it might be worth living with it a while as is before doing any major works.
Most of the time there are only the two of us in the house but when we do have guests the extra bathroom and downstairs loo really do come in handy.0 -

This would be an issue for most people, either living there or potential buyers.
If you have some money in the future, it sounds like knocking the kitchen and dining room together would be an option that is generally very popular. Or a rear extension to make the kitchen bigger, or some hybrid of the two.
So when making short term changes, think how it might all fit together long term with potential future changes.0 -
I don't have a loo and basin downstairs. But, if I had one, there is no way I would get rid of it.
