House valuation for probate purposes

Hi folks I need a house valuation for probate the solicitor says she needs one.I'm wondering will an estate agent bother visiting to do a proper valuation if it's for probate or should I say I'm thinking about moving,either way I will need it in writing
I know if you're doing probate yourself you can estimate or use rightmove but she wants a valuation

    Is IHT an issue?  If so use a RICS surveyor to perform a probate valuation.

    If you just ask the EE for a probate survey that will be sufficient. I was told to get 3 estimates

    They might charge for it though unless there is a possibility that you intend to sell it as soon as probate is obtained or you have previously made use of their services. .

    It was a meeting at the solicitors and all I wrote in my notes was 'house valuation'I don't know if she said it had to be a probate valuation or not.A marketing valuation is free and £300 for a probate one.I did say to then in the estate agents the house was under £650k with 2 x NRB and said I thought a marketing one would be fine.I may have to e mail the solicitor and get a clarification
