    Good point! I have just checked the council register of HMOs and no records of a license show up! She may also not have told her mortgage lender... 
    A licence is only universally required for a Large HMO, which is 5 or more people living in the property. For 3-4 people sharing it varies by area and not all require a licence

    Leasehold Advisory Service said not to take any notice of her demand for me to only contact her via a solicitor. They advised I write to her and post it to our address. She may return to pick up her mail, or else the post office will forward it to her new address (if she has set up forwarding). If, as the secretary of the management company, I am requesting she pays what she owes, this must be accompanied by a 'summary' of her rights as a leaseholder and abide by the rules for freeholders sending out service charge demands.
