Buying with pending works for building regs - what to look out for

I'm buying a house in which the vendor is currently installing a door to the staircase into the loft conversion to bring it up to building regs standard for a bedroom. The conversion was done by the previous owner but no door installed (they weren't using it as a bedroom apparently, and the vendor is only doing it now to sell). It's a proper staircase and the room has a fire escape window.

What do I need to look out for to make sure this is done as it should be, both practically and paperwork-wise (a good link where I can read up would be helpful - so much is returned on Google!)? I'm paying cash so there is no mortgage to satisfy, and I'm aware it's ultimately my responsibility to make sure the relevant certificate is in place. I will be getting a Level 3 survey, once the work is complete.

There is no option to reduce the price and have the work done after purchase myself (it was already underway at the time of offer), in case that would have been a suggestion.

    Building control will issue a regularisation certificate once the door is installed to bring the loft conversion up to code.

    If my council is typical there usually isn't much of a wait for the BC inspector to come around and then another week or so for the certificate to be issued.
