Hi Everyone,
I would wanting to know your experiences when purchasing a probate property before probate has been granted.
How long did probate take?
How long did the entire house purchase take?
Did probate get granted within the 16 week time frame or did it go over?

There is no point in trying to predict what will happen based on the experience of others.
Some executors might be able to get probate and get the house sold in less than a month if everything runs really smoothly - it took me 2 weeks to get probate, albeit 10 years ago.
Some executors may take 5 years, for all kinds of reasons. Some executors may get probate quickly but then if there is more than one executor be unable to agree amongst themselves about when the house should be sold and for how much.
I would certainly allow 16 weeks as an initial guess but you have to understand that the sale will progress in a timescale entirely dictated by others (and those others sometimes may not have as much interest in selling the house as you do in buying it). If you're not happy being in that position (or your buyers aren't if you're in a chain) then the property may not be for you.1 -
Sale took a few days less than 6 months, probate took nearly a year as someone contested.0
