Renovation Ideas please

Does anyone have any ideas for how to best enhance this property’s layout without breaking the bank. We would ideally like the bathroom to be upstairs and to include a bath so any ideas welcome? We are viewing it this week so do not currently own it but we have our concerns as to whether we can make it work longer term. Thanks so much, any and all advice appreciated!

    It would probably benefit from a proper sized bathroom on the first floor.( in the store cupboard?)
    Otherwise the layout looks quite normal.
    Possibility of a loft conversion?
  • Thanks for your advice, we wondered if you’d need to extend the store cupboard out and steal a bit of space from bedroom 1 to fit a bath comfortably?

    Unfortunately I’ve just checked on the property tour and the store cupboard isn’t full height it’s a sloping ceiling… :( any other suggestions for how to get a bathroom? Refit bedroom 3 into a bathroom and maybe change the shower room downstairs a small office perhaps?

    A total shot in the dark and I'm hoping the builders and engineers will come along soon and tell me I'm talking nonsense. 

    Would it be possible to shorten the upward staircase and turn it right into the store cupboard, creating eaves storage and then left onto the landing?  Yes, a faff.  Then expand the cloakroom into the former landing area.  I'm guessing the downstairs bath would have to go but hopefully you could change it to a cloakroom.

    TBH it may be cheaper to just buy a property that suits your layout preferences from the outset then buy something does not.

    Anythings possible but probably not without it costing quite a bit, losing bedroom 3 is probably the only way you would do it cheaply as the plumbing is all near by but then you have a 2 bed instead of a 3 bed so you would be reducing the value

    Another suggestion - Extend the dormer/chalet across from bedroom 1 to encompass the "store room". This would give you a big enough space for a bath. Put a toilet in the cloakroom if there isn't one in there already.
    You'd need planning permission, and it would involve some building work. Good opportunity to add extra insulation in the external walls of bedroom 1.
