Consent to let for a holiday let

Hello,

We have 9 months the left on our mortgage with Halifax, do you think they’ll allow consent to let for if we were to go down the holiday let route?

Thanks

9 months to the end of the fixed deal or 9 months until the mortgage is completely cleared?

Do you mean you'll have paid off your mortgage within 9 months? If so, it sounds like you don't need Halifax's consent.

(Or do you mean that you have a fixed rate that ends in 9 months?)

Anyway, It looks like the info you need is here: https://www.halifax.co.uk/mortgages/existing-customers/can-i-rent-out-my-home.html

I did see that on the Halifax website- when it states - will your mortgage will be paid off in full with them in the next 12 months; does that count if change mortgage provider - as that would technically mean I paid it off in full with them, or does it mean a cash payment in full?

    Thanks all

If you were thinking of changing mortgage provider within the next 12 months, would you still be intending to let the property out? If so, you wouldn't be able to get a residential mortgage plus consent to let, as you wouldn't be living there. The criteria for a BTL are different from those for a residential mortgage, so don't assume that you'd be able to get a similar mortgage with a different provider.

No.  You might not end up remortgaging for some reason.

With less 12 months to run on a mortgage. The balance owing will be relatively small.
