End of tenancy clean - issues

You didn't actually have to do this.. clauses requiring the property be professionally cleaned are unenforceable, the only requirement is for it to be cleaned whether that's by you or someone you pay.charlottexelizabeth said:I really need some advice. I was told (with one week's notice) I needed to get an end of tenancy clean done in the flat I was vacating. I booked a cleaning company within the small budget that I had and they cleaned the property.
What could they not clean and why? Did they not offer you a discount if that was part of what you had paid for?charlottexelizabeth said:I booked a cleaning company within the small budget that I had and they cleaned the property. There were a couple of things they could not clean and I had told the property management company this.
Telling the management co is largely irrelevant, its your responsibility to ensure it is reasonably cleaned.
Well what were the checks that did not pass? The LL / agent should have photos to demonstrate this. If it doesn't objectively need cleaning then £0 deducible. If there's some small areas, they should charge for that - might be higher per hour if someone has to come out for just 1 hours work, but equally not just a full property clean.charlottexelizabeth said:However, when the evaluation was done the cleaning did not pass the checks. The cleaning company are taking zero responsibility and the property management want to take £235 out of my deposit to get it cleaned again. I have seen photos and it looks fine to me and I don't understand why I am being penalised for cleaning I didn't do myself.
You might separately have a claim against the cleaning company IF they provide a guarantee against deposit deductions but that's something separate you'd have to take up with them.0
