I live in a former local authority property. I have a brick tool shed (former coalshed), toilet (no sink) and another room which is used as a freezer and tumble dryer room. OP - something you could do is make a nice job of tarting up the utility room space - maybe have a look at social media for inspiration but specific laundry room type spaces are very popular at the moment.
