Transfer of equity / solicitor / bank problem

I instructed a solicitor to Start the transfer of equity on my mortgage.

I am buying out my ex and he is being removed from the mortgage.

My unhelpful bank, danske, are refusing to engage with my solicitor.

My solicitor needs consent from dankse to proceed, but danske bank will not speak to them as they claim they are unable to, and will only speak to me or a mortgage advisor.

My solicitor has written to them to get consent but have advised me that if it is not given they will not to be able to act on my behalf.

On the land registry it states that the lender has to given written confirmation to the solicitor.

I don't understand what the problem is. I need this sorted urgently as I am trying to avoid stamp duty chargees which will be payable if the transaction completes on or after 1st April.

I'm not sure what go do now. Can anyone advise.

1. Is the solicitor likely to get any joy from my bank.

If no..

2. Do I look for a new solicitor or do something else?

Thank you for your help.

Presumably you have obtained a new mortgage in your sole name from Danske. Likewise your solicitor is on Danske's list of approved panel solicitors. Therefore is able to act on their behalf in this matter.

Ask Danske bank to send you a letter giving their consent: that should enable the solicitor to do the work for you.

I don't have a new mortgage. I'll be keeping the existing one.

Have Danske agreed to your application to put the mortgage into your sole name?  Has to be a new mortgage as your ex has to be formally removed.

If your solicitor isn't on the lender's panel. Then they will appoint their own to act on their behalf. They will do not deal directly with yours.

I've looked at the 250 page list of approved firms. My solicitor is on there.

A question for your solicitor then. Why won't  Danske write to them.
