When you buy a piece of land how do you go about getting it connected to things like the energy grid

    I guess the question is why the current owner got planning permission in principle in April 2023, says there's mains water and drainage and electricity but has decided not to build the houses themselves.

    Isn't it part of a larger scheme of 20 houses? Maybe it won't look as rural as the photo for much longer but this does imply that it's viable

    The OP's questions are all answered in the sale particulars which are not hard to find.

    I would do more research, especially check the proposed route of the A96 dual carriageway (Nairn bypass) which may pass close by.

    You might find it interesting to watch the Grand Designs episode Malvern:Hill House (season 18 episode 1). As I recall, they'd assumed that because their plot was on a road in a town, utilities would be straightforward. I briefly lived further round the same road and would have made the same assumption! However for some reason at least one of the utilities had to have a really long run to connect and it ended up adding a lot of cost and time.

    I had forgotten that they ended up having to pay for a 3 week road closure, ouch!
    That's a good example but what severn trent don't mention is that their records aren't really accurate. They miss a lot of the smaller pipes. Also if you do your searches, buy a plot then discover an undisclosed sewer running through the middle of it you're stuck. Can't cut it off, may not have room to divert. Game over. 100% worth having the searches done but it's not a cast iron guarantee

    I can tell you its expensive even if it seems connections are close by. I had a water board surveyor out to see about getting mains water to my horses field, the main manhole cover was about 10 metres from the gate, they quoted me £8,000  :# because they would have to dig up and reinstate the tarmac to do it
    Luckily I found a spring higher up the hill and still on my land

    Yeah Google lens on the image which returned the 3 plots on Rightmove that had all the info about services.

    A simple Google search for the planning app number returned various things including a web page from a local councillor explaining the entire 20+ housing plan with images etc.
