re the oil tank - is where it's sited up to current regs?
because if you have to get a new oil tank, the supplier/installer will want the site to be compliant (e.g. not next to a wooden fence without bunding) before they will agree - which will obviously cost more than just a new tank

**Update**
The seller has advised that they were aware of some of the issues and has agreed to a lower price that would cover the remedial work required.
Due to the issues with the oil tank and the problems with the oil burner, I think that it makes more sense to transition from oil to gas. Has anyone else done this and is it recommended?0 -
Many might respond that they didn't realise that the price was flexible, that being the case it just went up £6k...

Just for your interest, I've just bought new house insurance today with Admiral. One of the questions was 'is the property heated by oil'?. My previous house had oil, I don't remember ever being asked this question before.

Don't forget that if you reduce the price by £6K you will need to retain £6K to pay for the works, as a percentage depending on the price etc it could affect your mortgage deal depending on the level of deposit you have.0
