Switching agent

On the last day of my contract with the estate agent, they had told me that there is a very keen viewer who can view after my contract had expried, and that the viewing can still take place as my Contract will roll over.

My general feeling is that the manager is not keen to sell my property even though it is on a fixed fee. There was no brochure, no infomation to give me during valuation etc. I had instructed themas there is only a small pool of agent. When I instruct them, things seem to had improved but it went the other way soon after I had signed.

In the current (buyers) market, I would like to know how to tell when it is time to switch agent (When I queried why there had been no viewing / enquirues I was told they have not had enough time to maket and the market has picked up since Christmas).  From the no. of online views there were over 200 / week but no enquiries? 

Can it be the weather which is putting viewers off ?? Shall I let the agent know I will leave it rolling for another 2 weeks and then terminate or  should I go back after I had the feebback from today's viewing and stick to my orgiinal termination date and take it off the market till Spring? or find another agent?

    I think it is time to find another agent...

    Even if you leave this agent now, they would still get their commission if they introduced you to their "keen viewer" and s/he went on to buy your property. (If you move to a new agent you need to be very careful you don't end up paying two commissions.)

    Just to double check...

    Assuming that you have a typical estate agent's contract, do you mean you've given the 2 or 4 weeks written notice to terminate the contract? And the estate agent contacted you on the last day of your 2 or 4 week notice period?

    It could be that your minimum contract period has ended, but typically that doesn't mean that your contract has ended or "expired". The contract continues until you terminate it (by giving written notice).


    You need to make sure you're clear on how your contract with your estate agent works, especially if you plan to move to a different agent.

    Probably too late now but you could have approached another agent and offered them multiple agency on the same fee basis as you are on now. Your current agent would presumably jump at the chance to keep you longer and still have a shot.  I mention this because it worked for us.

    Both viewers are 'thinking' about my leasehold property. The cash buyer's offer is very low offer as he does not need the lease extened, he may increase  his offer. As such, is there anything I need to be aware of if I sign up with a new agent  (no sale no fee) as I will be tie in to them? if not, how long should I leave it before I sign up to another agent.
