Thanks all. Really helpful comments. I’ve found some other threads and some were complaining of the post offer service as well. I want to run all the viewings myself. Is there another service that enables rightmove listings as that’s all I really want. Happy handling the other bits myself.Does anyone have much experience with yopa or visum?0

My sister and brother in law are currently selling and have gone with PB and are carrying out the viewings. Well the 1 viewing they have had in 3 months. The PB agent wont return their calls to get feedback from the people who viewed (twice). In the end they are ditching them (£1k lighter i might add) and going with our local EA that has a strong reputation in the area.
Yes an EA can be expensive, last we sold we paid just over £2k but it was well spent, we had great pictures, virtual tour pictures, an EPC and someone who maintained the chain process the full way. I would never take on an agent like PB just to save £1k.0 -

Good tip on the open house though.Any signs we might get closer to a hot market again? I think people are waiting for a couple of rate reductions.
