    maybe OP ill just have to offer to pay the buyer's extra stamp duty so that they don't back out

    Isn't it standard practice in these circumstances to keep quiet until contracts have been exchanged, then get your solicitor to deploy various delaying tactics? ;)

     Not sure that’s going to work - at the point of exchange a completion date has been agreed.  Delaying completion at that point is going to get expensive.

    the delaying tactics have to come in just before exchange, after that point it could get very very expensive for the OP - I suspect the "end of Feb" is likely to slip but not sure that the buyers will let it go into April without some support towards the stamp duty, they may reduce their offer

    A short term personal loan may be worth considering too. The cost will be the margin between the loan rate and the interest being earnt on the original funds. May be less stressful than trying to employ delaying tactics and seals the deal on the move.
