A mobile home is a chattel. It can be jointly owned or owned in common, like a bank account or a house, but the stuff about trustees holding in trust is really just for interest in land.

 Sometimes residents on a residential park own both the caravan and also the plot of land itself. This is unlikely but not unknown, and I note that this will refers to mortgages. A mortgage is only possible on a mobile home where the occupant owns the plot as well.

Was the will writer aware that the home is a mobile one? They might not have realised, or might not have been aware of the various special rules of the Mobile Homes Act 1983 and 2013. Sections 3 and 3(B) of the Act in particular deal with the surviving spouse's right to reside in the property after the owner’s death, or any right to occupy the property being granted under the terms of the Will of the deceased owner.

As pointed out earlier, any contracts between the site owner and the caravan's owner's estate will still be in place and will be significant. These rules may say the mobile home must be removed from site or can only be sold to the site owner.

Thanks everyone - we know the value and thats not an issue - thankfully its a well established park and a really nice area and while not a IHT problem its not far away from one - they had already had an offer to buy not long ago - and mum has no plans to move right now - just reading it , it read to me that we owned it now and that was the concern that in the future if everyone didnt agree then she might not be able to move - going to take some advice and take the document into a solicitor for them to review and advise . thanks again
