    I imagine you have found out, but I assume she didn’t have insurance to pay off the mortgage in the event of her death?

    Currently you are not a tenant you are a lodger because you 'share facilities with the landlord' and that's the definition. So your legal status will change when your aunt passes, I have no idea how that works though, sorry. Perhaps you then become a tenant of the estate? Which would legally make you your own tenant. Anyway if you intend to buy out the house then I'm pretty sure no mortgage company will want to remove you - all they care about is getting paid
