Transfer of land queries

Hi, my dad owns 2 pieces of land (one he owns wholly, and the other he owns 50/50 with an ex business partner ) and wants to transfer them to his 3 kids. Were going to try and do this ourselves after getting our ID verified.

My queries are: when we fill in the API , is it a change of whole title or part of the title? i assume its part change for the 50/50 land and whole title change for the other he owns completely?

im assuming its irrelevant to the land registry whether he owns it wholly or partly as surely they just assign whatever is his ownership over to the new people?

Is there anything else to be aware of? it seems pretty straightforward if i understand it correctly

PS regarding fees

are the fees per person or just per TR1?

    Well the main thing for your father to be aware of is the CGT liability he is likely to have on the transfer. 

    Did you father ever take professional advice on reducing IHT as advised in one of your older threads?
