Estate Agent Fees

My termination notice has been accepted by the estage agents and which had been accepted interestingly I was told there will be a viewing next Saturday....
I will be using a different agent, how do I minimise the risk of having to pay this agent any monies / fee, if a buyer is found?

Don't sell it to anyone they've introduced.
Your right to terminate the contract. What response were you expecting?0 -
When the contract ends they should provide you with a list of people they have “introduced”. If any one of them makes an offer you would need to be very careful to understand how the new and old agent would deal with fees, should you accept.0

- 1) You ask the 'old' agent for a list of all the people they introduced
- 2) You give the list to the 'new' agent and tell them that they must not deal with anyone on the list. Instead, they must send them back to the 'old' agent.
- 3) And you should also agree with the 'new' agent that you will not pay the 'new' agent any commission, if somebody on the list goes on to purchase
If the agents are members of the Property Ombudsman Scheme (TPOS) - most agents are members - then they should have explained the above to you.
But you should make sure the above is agreed (e.g. via email) with the 'new' agent, before you sign their contract.
