    Yes I agree entirely. If it was my rental property the ceiling would get sealed and painted, probably by me, and that would be the end of it. The tenants can get as concerned about mould as they like.....id just remind them that tenants are not entitled to any special treatment over and above that an owner occupier could expect in the same situation. Some tenants seem to think that because they pay rent they should get treated differently.....that's not the case!

    Hi, We got another quote and it was £180 to paint the ceiling. We agreed to split the cost as freeholders. Spoke with tenants and they are moving out as well so not too concerned. 

    In the future we will get emergency cover to cover these situation. I am listing my flat in March with the next one hopefully a freehold. 

    All is well - I appreciate everyone's input.
