I think I have quite a complicated issue and have an idea of how to approach it but would welcome any guidance.
I have the title of my property and there is no longer any mortgage on it. I had remortgaged the property in the mid 80s using a solicitor who acted for the building society and myself and my first wife. We separated and divorced in the late 80s and I bought her out, unfortunately that solicitor had ceased practicing and no-one knew where his files were as they were dispersed locally, these included the title deed. I had a Court order that said although her name still appears on the title, she had no interest/claim on the property. In the early 1990s another solicitor located the title deed and I sought to have it changed to my sole name, but my building society refused as I had suffered a life-changing serious disability. I eventually remarried but the fact my first wifes name was still on the title caused untold chaos with my second wife, we eventually separated and divorced in circa 2010.
Apologies for the saga, but the nub is I have a title that still has my first wifes name on it, a matrimonial homes notice filed from my first wife and I wish to add one of my sons who has been my main carer as a joint tenant on the title so he inherits the property. I was planning on doing the first two parts , then once completed, deal with adding my son.
I have printed off the HR4 and my second wife has signed the release of home rights section, but am unsure of section 4 re documents, do I need to enclose the title deed I currently hold or is that not necessary? Or are other documents needed.

I cant edit, but the Matrimonial Homes notice is from my second wife, not first.
