    Have you looked up the actual sold prices for houses similar to yours in the area. There’s  a bit of a lag, but it would  give you an idea of what houses have realistically been selling for.

    Not the best time of year to be expecting a quick sale. Things should start picking up as we head towards Spring.

    You could post a link to your property ad and get some feedback here on the ad/photos/content and maybe price.

    Satisfied now we need to reduce the value and see what happens and then move to auction if there is still no interest.
    Reduce the price? Not sure about auction though, that is rock bottom cash buyer prices isn`t it?

    Speak to your EA and see what they recommend - they have a vested interest in selling the property. Before Christmas is generally a bad time to sell, you are just getting to the better time to sell, and there may well be a big uptick in demand given the looming Stamp Duty rises due to come in in April (in England at least), although that's slightly offset by interest rates not plummeting as some predicted. Personally, if your EA aren't suggesting a price drop, I'd maybe hang on a few weeks, then reduce by what you are happy to reduce by, and see how it goes.

    I wouldn't recommend any of the house buying companies. If you are looking to buy, you could look at part exchange on new properties which are generally better although selling direct is still normally the better return.
    Boxing Day is supposedly usually the biggest number of hits on RM? Getting a correctly priced property on RM before that sets you up in the minds of people who will start viewing once the weather clears up a bit. I agree on interest rates though, there was a lot of really badly informed commentary about interest rates being thrown about last year.
