Adding a downstairs loo

This house nearly ticks all our boxes, minus a downstairs loo.
A downstairs loo is a must have due to parents with limited mobility.
Without losing the second reception room is it possible to add one in this house?

I'm not sure of the scale.
Is there any possibility of fitting one under the staircase, where the cupboard is? Or maybe a small extension on the back? (If you're really keen on this house).A budget is like a speed sign - a LIMIT not a TARGET!!

Under the stairs would be very cramped in this house, so probably awkward for someone with limited mobility and impossible if they become a wheelchair user. The necessary soil pipe would be expensive also.basketcase said:I'm not sure of the scale.

The most cost-effective place would be to use a chunk of the LH side of the playroom or kitchen. No extra building, and minimal plumbing due to the bathroom immediately above.1 -
Looking at the floor plan plus street view, I suspect the main soil pipe drops down close to the side window in the kitchen. So the back of the study/playroom would be the best spot. Don't see any manhole covers outside, so there may be issues with drains than should be investigated - Wouldn't surprise me if there is a manhole in the kitchen...Alderbank said: The most cost-effective place would be to use a chunk of the LH side of the playroom or kitchen. It doesn't look to be a change anyone else has made - at least not judging from properties that have sold recently. What is noticeable though is that there seems to be a fast turnover of property on the street generally - there have been a fair number of sales in the last few years on what is not the largest of streets! I do know the town, that area is relatively quiet as it's a little out of the way. There has been significant new builds fairly close which may be a contributing factor. I am also aware that there has been excess surface water since the new builds but this was in a different direction to where Rosslyn way is. Another house came up today, also ticks our boxes except it's £100k more, I don't think it's worth that much more but hopefully we might see some more coming on in the coming weeks.

That house looks 1960s/70s in design. It could be that like the street we live in, many of the houses have been occupied since new/nearly new, and time has come along and is delivering the occupants to care homes or their makers. Looking at the sales in our street over recent years you'd wonder if there was a problem, given the number of sales, having had precious few in previous years, but it's mostly probate sales and a divorce. Only one was people moving somewhere else. That tells you its been a good place to live in the past.
