Moving out cleaning

Hello all,

I have moved out of my flat and I hired cleaners to perform the end of tenancy cleaning.

I received today an email from the landlord with an email from the clerk's company saying the clerk said the flat was not clean (they have not shared the report yet).

The contract establishes that the tenant is liable to clean the property to a professional standard at the end of the tenancy. I know it is not possible for them to legally require this or cite this as a breach of contract but I just don't want to pay for another cleaning and get my deposit back ASAP.

I have pictures and video the cleaners sent me right before they left the flat which I'm emailing to landlord and agency right now. Any other advice?

  • Greedy landlord is after your deposit (deposit is your ££, not landlords..).  Simply dispute any deductions through deposit scheme, details on whichever scheme it's with.

    Start by reclaiming the entire deposit from the relevant scheme. And let the LL dispute that if they wish. The scheme will adjudicate.

    Compare the pictures from check in to check out, then decide how much to dispute.
    Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.

    I've just given my daughter £100 for the two people she had in to help her with her end of house rental clean.  She has taken photos, and I'm very interested in what will happen next!

    Don't share anything, it gives them a chance to see what evidence you have.

    Just log in and claim the whole deposit back. Let THEM do the dispute.

    My daughter heard she has got her deposit back today, in full.  Good luck, I hope you can resolve this.

  • Always dispute these kinds of charges. You won't lose anything and you might end up not having to pay.

    Very common with some landlords. They will likely dispute an unspecified amount meaning they can withhold the deposit until the TDS scheme adjudicates which can take months. In my opinion it's usually an attempt to retain some funds from the deposit as a lot of people can't wait months to get the deposit so will end up agreeing to a few hundred quid.

    Be prepared to stand your ground but it may take a while to get the full deposit. The "independent" end of tenancy report will probably have mentioned some vague dust/cobwebs or something. Keep all your photos and receipts and provide to the TDS when required.
