    So technically you will have the number of bedrooms as our house which we have just spent 18 months and ridiculous sum of ££££ on renovating, 4 bedroom bungalow :).

    Personally I think rather worry about future value, focus on making the house work for you. I presume the new bedroom would need to be accessed via the living room/lounge? How would that actually in reality, it would mean you have a public and private space essentially right next to each other.....

    £2.5k for any kind of building work seems reasonable, just make sure the quote includes plastering and putting right any disruption to the rest of the rooms.

    If it's the typical original layout of this type of property, I think there would have been a door from the hall that could be reinstated so the new bedroom/office space would not have to be accessed from the lounge.

    In terms of now you should do what works / is needed for you and your family.

    In terms of future saleability, I'd be thinking about the house overall and the amount of living space it would have.

    If you have 4 bedrooms you'd be thinking about 5 people presuming a couple plus 3 children. So would your living space accommodate 5 people plus possibly guests ?

    Also think about bathroom facilities, do you have a downstairs loo or would the occupant of the downstairs bedroom need to go upstairs ?
