What are my best options regarding a mortgage?

Hi everyone!
I'm wondering if anyone could help me figure out what my best options are for moving home.
I currently own a home with an ex. We joint own it, so when we sell it we will be splitting the profit 50/50. At the moment it looks like my profit will be £70k. Potentially a little bit more, but let's just say that.
I work two jobs.
I have a salaried job, last year I earned £31,000 in it.
THIS year, I got a pay rise and since May, I've been earning £34,048. I'm getting another pay rise in April.
This is a part time job, with the option to go full time at any point but I HATE this job and have no desire to do that.
My second job is self-employed.
Last year, I earned £4890.
This year, I have earned £7000 already.
My ex and I want to leave this house ASAP.
My mortgage advisor said that normally lenders want a minimum 2 years accounts for self employed jobs. Do you think I'd be able to use one year's earnings, and also evidence the fact that I'm still earning and in fact surpassed last year's earnings so far?
I'm just struggling with what my best option is here.

Meanwhile - are you sure the split will be 50/50? have you taken pensions etc in to account? This is assuming you are married. There are lenders who will accept one year's self-employment. However, I've never tried to test that on a second job situation. A broker may be able to place this for you.I am a mortgage broker.
