Land registry issue affecting house sale

Hi everyone, I don’t know if you can help me with this issue. We’ve got an ongoing land registry query regarding the  purchase of a house that we were buying. Eight months down the line we are about to lose our mortgage and early repayment charge because we had to break the chain when selling our property as our buyers were getting twitchy about waiting further I Havehave attached a photo of the land in question and wonder if anyone has any advice about what the green part is and the big white blank spot in the middle. Their solicitor  is very slow at getting back to us. As far as I’m aware the big area on the right should be included in the title deed and I don’t know whether the blank white space is an error or indicates something else if anyone could help I’d be very grateful

    A map search screenshot won't tell you much, but the green bit is the leasehold title CH434835 and the white bit is a plot of land that hasn't been registered at the Land Registry. Are these bits within the boundaries of the land you hope to buy? Don't you have a solicitor to explain the title to you?

    I presume you're buying this

    3 bedroom bungalow for sale in Moss Road, Congleton, CW12

    (i.e. number 46 on the map) and the issue is that the garden seems to extend into that unregistered area.

    nothing on sold prices to confirm this has been sold before - so could be the original owner just gradually napped some extra garden.
