Shall I buy a 1 bed flat where the bathroom is in the bedroom? Can I partition parts of the bedroom?

Hi there, asking for your help on this issue.
There is a great new-build flat but the ensuite shower is in the bedroom and if I had people to stay on a sofa bed in the lounge, they will need to access the bedroom for the toilet.
I have ideas of creating a panel partition to create a walkway to the toilet that sections off the bedroom area so people wont feel uncomfortable. I've seen ideas on Pintrest of using panelling that pivots to a flat wall and then can open again to be see through.
Is this an option or
1. would it affect insurance in some way?
2. I wont be able to do any work on the flat for a while as its a new build?
3. Do you think this will make people feel comfortable enough and would work?
4. Dont bother buying it?
I'm a first time buyer, that may use it as a holiday let or rent it out eventually.
Is it a bad idea to get this for future lets or sales? It may be fine for holiday let, but for selling eventually this is where I have doubts?

I've found an older flat (10 years old) that is smaller, but has a separate bathroom with bath, but it is small and for things like hanging clothes washing, it wont be that practical, but the rest is fine.

Do you have a link or image of the floor plan?
Not sure if you mean the toilet is literally in the bedroom or the only toilet is in an ensuite?
The small one beds we used to have mainly had "jack and gill" bathrooms with a door in from the hallway and a second door in from the bedroom. It was ok but you did need to remember to lock both doors else you could have someone walk in on you and was one time when our guest forgot which door to walk out of1 -
Have to say if the only bathroom was an en-suite only accessible from the bedroom it would be an absolute no from me.2

definitely not you will never sell it. What were the developers thinking ? That said, a floor plan please.1

Thinking partition where the blue line is....can I put these in on new builds? It will be adustable and needs to be fixed to the ceiling and a box or something built into the floor0 -
Has it actually been built yet? If not, a conversation with the developers about changing the position of the door so it opens into the hallway instead could be productive!3

Many new build one bed flats only have an ensuite thus assuming you never have overnight guests.
You could install a concertina partition that would fold flat against the wall when not needed. This would not controvene your lease
You are unlikely to be able to let the flat as holiday accomodation unless the lease makes provsion for this1 -
I thought 'in the bedroom' meant litterally inside, ie forced to give your partner a show.
En suite isn't too concerning in general, its reasonably common and just up to your personal preference.
- daytime guests could just walk through your bedroom, make your bed i suppose
- overnight guests would get tricky - depends on how frequent that would be and how much you want to influence the purchase based on this eventuality
- holiday lets have a host of other considerations (eg often not permitted by the lease or your mortgage lender). The bathroom is not really a big issue there, as presumably things are already pretty cozy if someones sleeping in the lounge on holiday, so bathroom access while someone is sleeping in the bedroom sounds fine for a limited time holiday. But I'd check out the other lease and mortgage points if you're expecting short lets.
