Executors Not Cooperating

I have an Elderly Friend who is 69 and on Pension Credit. She has been Left a Pecuniary Inheritance of £20,000 from the sale of a house by her ex Landlord . He Died in December 2022 and Probate was Granted in April 2023. The Sale of the House has still not been sold (Dec 2024) and the Executors are not cooperating . Firstly is their a General website to see if the specific house is up for sale, Secondly she needs Legal advice but cannot afford the legal fees. Can she get help as she is on Pension Credit?

She can check on Rightmove and Zoopla. Search using the post code as a filter.

I doubt there would be any free legal advice for this sort of thing - is there a solicitor involved in the probate?0

Presume she's got a copy of the probate (£3) which lists the other beneficiaries? If the house has been left to a child or more than one child, the executor may well be having difficulty selling if one or more child was resident.

Do this. You can do it for her then you will get an email any time any enquiries are made of the Land Registry about this property. It's free and anyone can do it for any property

The service can only be used for registered properties. Not all properties are registered.
And the alert is only triggered by 'significant' applications such as an official search (a common pre-completion application) and an application to update the register for example to register a purchase. You don't get an alert every time that there is an 'enquiry' submitted re a registered property.
Both are moot points for OP's scenario as the alert service will work for them. But just adding in case other readers think the service is as wide-reaching as stated.“Official Company Representative

if she has been left a specific sum ie is not a residuary beneficiary then she really wouldn't have a copy of the grant of probate, she can download the will but would not see the accounts eitherStypeman said:
