Garage Conversion

We are seriously considering converting our integral garage into an extra living area.

We have a huge shed which can store all our odd bits so we're just not using the garage.

The garage currently has a double skinned external wall and already has a bedroom extension above so the footings are good. There is electric, water, gas and even a telephone point already in there. The ceiling has also been plastered.

I believe I would need the following and ask if anyone has an idea on the costs involved?
  • Building regs
  • Removal of garage door and bay window put in
  • Insulation
  • Raised floor?
  • Internal entrance
  • Remainder of garage plastered
  • Radiator fitted
  • Damp proof?
Anyone care for an estimate.

  • This has been discussed regularly on here, do a search in this section and you should find one of the regular arguments on whether it is worth doing. Your neighbourhood may value garages higher than an extra room or vice versa. Ignoring the "is it worth it" argument, start with Building Control at your local council because they will advise you what you need to do to get it to comply with regulations, then apply for the Building Regulations (and unlikely but possible, Planning Permission). Take those details and / or drawings to local builders for a quote, unless you are doing it yourself, in which case start searching the internet especially TrustedTradesmen and UltimateHandyMan and the like.

    Yes have done some searching and researching on the subject. Alot of the estimates on here have been pretty widespread on the information given hence I started a new one with hopefully the information required.

    No problem with the neighbourhood so yes will let the council know my plans in the New Year.

    All I'm after really is a few rough estimates so I can relate to these when I get the expert quotes.

    We did ours in 2006 (garage not an issue here as there is off road parking) and a lot of the cost was eaten up by high spec finishes, but to have the whole lot done, including flooring, decorating etc, it cost £7.5k
    (city on east coast of Scotland).

    We don't regret it for a second, and wouldn't be without it

    Well one for sure if anyone is thinking of using Anglian Home Improvements for your garage conversion . . . . . DON'T !!

    i wouldnt use Anglian nor any of the national DG cos, to walk my dog. never mind enter my house.
