Water coming in top of Upvc window Frame.

Hi folks,

I live in a bungalow, we have Upvc windows and Upvc covering the old wooden facia and soffits.

The windows were put in in 2016, the installers used that foamy material that hardens to keep windows in place.

Since the windows were put it on two occasions (last being today) I have noticed a leak of water on inside the very top of window frame (not the glass panels) its mainly a small leak that just drops onto top of inside sill, but a leak nevertheless and the water soon builds up on inside sill.

There has been many downpours of rain in the past but on these two occasions it has been a storm.

The top of windows themselves more or less reach the soffit area and they do seem sealed ok on outside, but there are a few vents there in the Upvc soffits and I was thinking that since its a storm maybe the wind is blowing up the rain into those vents, and then the water is just making its way to where that foam stuff that was used to keep window in place, and making its way down a gap in that.

There are lots of vents all along that outside soffit, so covering up a few won't do it any harm I think to prevent water being blown by wind inside.

Is there an inexpensive clear material (maybe stick on) that I could use to cover the vents in question.?

I will run some silicone along top of window inside as well.

    We had an issue like this and it turned out to be a hole in the roof. I thought it was the windows but it was just the water running down and finding a point of entry.

    It's not right, anotherQ.
    It's very unlikely to be what you suspect - nigh on impossible. So it's almost certainly either what JIL has suggested - there's a bigger issue further up the roof, perhaps an inch, perhaps yards - or it was an error in the installation.

    I’d second this. What you suggest is very unlikely. The water is finding its way to the top of the frame another way, probably from the roof.

    It's quite common for the felt to go first at the eaves. In heavy, driving rain a certain amount of rain can get through the tiles and runs down the felt into the gutter. If the felt is damaged at the eaves, water can get inside.

    Would eaves support trays, or whatever they are called, be a good first step? Slid in under the lower felt edge, as far as it goes.

    It needs the bottom 3 courses taking off or sliding up (if they're single lap tiles) and the first 2 battens. Then eaves support trays and new battens and membrane. Lot easier being a bungalow.
  • Thanks for replies, I did have an inkling that the water might be running down the felt as one of the causes, but thanks to everyone for really bringing it to my attention.

    So taking into consideration that it has only happened twice in eight years since windows were installed (during storms) What would be your preferred course of action for me to do?

    1 Simply run a good line of silicone across top of inside window frame where water seems to b e dripping in.

    2 Get a roofer out to check the tiles and felt underneath.
