land registry - transfer of land ownership

Have been notified by Land Registry that someone wishes to claim ownership of a plot of land I own which is in rural currently unbuilt location. I'm happy to sell land to him for reasonable price (though no idea what that would be). Solicitors have suggested this process could cost me £5,000 upwards. Is this reasonable? In which case I cannot afford to do so and would the land simply then transfer to the other party if uncontested?

How many solicitors have you got quotes from? How have they arrived at £5,000+? Just for their own fees for the conveyancing in a sale, or is something else included? Have you really got no idea what the land is worth?vvconfused said:

People here might be able to give you guesses if you told what the area of the land is, whereabouts in the country it is and what is currently (or could be) used for? And what are the circumstances which have led a third party to try to claim ownership?
But for better ideas of value you could contact an appropriate type of agent.1 -
That was what I was wondering - who would be appropriate type of agent? But guesses would be helpful starting point! House and garden sized plot. South coast open scrubland. Proposed building developments getting closer.0

It doesn't sound like that's a quote for dealing with the conveyancing to sell the land - if it is then that's very expensive. Is this a quote to act for you in defending a claim for adverse possession?

A local chartered surveyor would probably be the best person to advise on land valuesIf you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

Big difference between someone claiming ownership and someone wanting to buy! Maybe they were hoping that no one would claim it and they could get the land for free.
If you are considering selling, then you could make the buyer paying all legal costs part of the deal.
